What's with the "value trending" appraisal form?
For those of you who may not know what that is, it is the new form that must be submitted with the appraisal report. Along with traditional sales comps, appraisers must now provide a "trending analysis". The new form includes the following information:
- Comparison of sales price and listing price which is shown as a percentage
- Months of housing supply
- Days on the market
- Sales activity compared to overall sales
- Seller concessions
- Number of sales of foreclosed properties
